Retail Fit-Out Signage in Dubai: A Timeline From Lease to Opening Day

The signage on a new retail unit is almost always on the critical path, and almost never treated that way. Fit-out contractors schedule it near the end, alongside snagging. In Dubai that is the wrong order, because the permit process runs on its own clock and does not care about your handover date.

Work backwards from opening day

Here is the sequence that works, counted back from the day you want customers walking in.

Week 1: the day you sign the lease

  • Request the landlord or developer no objection certificate for signage. This one request is the most common cause of delayed openings.
  • Confirm which authority governs signage at your address: Dubai Municipality, Trakhees, or your free zone.
  • Get the facade dimensions and a straight-on photograph of the shopfront.

Weeks 2 to 3: design

  • Design the fascia sign bilingual from the outset, with Arabic given equal or greater prominence than English.
  • Decide the lighting method: front-lit for maximum legibility, halo-lit for a more premium read.
  • Design the interior signage at the same time — reception logo, wayfinding, window graphics — so everything shares one visual system.

Weeks 3 to 4: submission

  • Scaled metric drawings, render, facade photo, trade licence and NOC go in as one package.
  • Structural calculations if the sign is large or elevated.

Weeks 4 to 12: approval runs in the background

While the authority reviews, the rest of the fit-out continues. This is the window in which interior signage, which generally needs no approval, can be produced and installed.

Weeks 10 to 13: fabrication

Once approval is granted, fabrication takes one to three weeks depending on size and complexity.

Final week: installation

Most shopfront signs install in a day. Confirm the power supply is live and terminated at the sign position before the installation team arrives, or they will come back.

The signage a retail unit actually needs

  • Fascia sign — the main exterior sign. Usually channelium letters.
  • Window graphics — printed or frosted vinyl for offers, opening hours and privacy.
  • Interior brand wall — acrylic or metal letters behind the till or in the fitting area.
  • Wayfinding and operational signs — fitting rooms, staff only, exits, payment points.
  • Promotional system — poster frames, hanging banners or a screen, so seasonal changes do not mean a new sign each time.
  • Hoarding graphics — while you are fitting out, the hoarding is free advertising. Use it.

Five things that delay openings

  1. Asking for the landlord NOC late.
  2. Designing in English and adding Arabic afterwards, then failing the submission.
  3. Drawings in imperial units.
  4. No power run to the sign position, discovered on installation day.
  5. Ordering fabrication before approval, then having to modify the sign.

Budget in the right proportions

Exterior signage is where visibility is won, and it should carry the larger share. Interior signage is cheaper per piece but there are more pieces than people expect once wayfinding and operational signs are counted. Set aside a contingency for permit fees, which are quoted separately from fabrication.

Generally yes, since interior signage usually does not need a permit unless it reads to the outside through glazing.
